Overview:
Nestled between the cool, clear waters of the North and South San
Gabriel Rivers and the gently rolling hills of Central Texas, is the
beautiful City of Georgetown. Georgetown is approximately 24 miles
north of downtown Austin, and is the county seat of Williamson County,
one of the fastest growing counties in the United States. Williamson
County has been the fastest growing portion of the Austin market for the
last 10 years. The proposed trade area for our center had a 2005
population of 144,503 people. The population is expected to grow at an
annual rate of 7.65% over the next 5 years, exceeding the growth rate of
2.6% for the entire Austin market.
Georgetown expects to grow
even more with new developments, such as Del Webb's Sun City, Texas (A
Senior Adult Community) and Cimarron Hills, a private, golf course,
820-acre community featuring a Jack Nicklaus signature golf course.
Sun
City opened in April of 1996, and is comprised of 6,625 acres and 2,300
homes. It has a capacity of 10,500 homes. The homes in Sun City range
from $100,000 to $700,000+. Sun City is just west of our center.
The
Capital Area Metropolitan Planning Organization (CAMPO) population
projections show that the population of Georgetown is expected to double
within the next 8-10 years.
Cedar Breaks Rd. is part of the
master-planned Inner Loop roadway designed to connect IH-35 south of
downtown Georgetown to the western point of Georgetown at Highway 195.
Shell Road will be realigned to connect to Cedar Breaks Rd. (A 4-Lane
Divided Road) as part of this Loop.
This intersection of Williams
Dr. and Cedar Breaks Rd. is the primary retail area in Georgetown, west
of Interstate 35. H.E.B. is located on the southwest corner of the
intersection, immediately west of our site.
The current phase of construction at the Shops at Cedar Breaks is scheduled for completion in May 2007.
